Architecture
We design your dream villa or residential project in Montenegro from concept to build, with our locally licensed architects, in full compliance with permits and coastal building regulations.
In Montenegro, especially along the coast, construction is both a major opportunity and a field requiring strict regulation. With the new building legislation effective March 2025, a construction permit is again mandatory; the project must be structured correctly from the start and proceed with the approvals of competent authorities. At MGT Architects, we turn your idea into an architectural project, run the permit process with our locally licensed architects, and report clearly to the remote investor.

2025–2026 building legislation note
- With the new Building Law effective March 2025, a construction permit is again mandatory; unpermitted construction is prohibited.
- For projects up to 3,000 m², the permit is issued at the municipal level; above that, it falls under the Ministry.
- For buildings other than family homes, the permit generally requires an approved main project, a positive audit report, Chief Architect approval and ownership/building-right documents.
- Professional licensing and technical norms in design and supervision are aligned with EU standards.
