Returns — a realistic frame
Gross rental yield varies markedly by region (approximate, 2025):
- National average: ~5.6%
- Podgorica: ~6.4% (relatively high yield)
- Tivat/coast: ~4.6% (high property prices lower the yield percentage, but appreciation potential is strong)
Short-term rental can produce higher gross income with season and occupancy; but operating costs and occupancy fluctuation must be accounted for. We work in coordination with our accounting team on tax obligations on rental income.
