Construction and Renovation

We manage the construction, renovation and remodelling of your property in Montenegro on site, from survey to handover.

Turning a plot into a project, or an old building into an income-producing property, comes down to proper execution. The most common problems in remotely run construction are budget overruns, fluctuating quality and slipping schedules. MGT Architects & Design delivers turnkey construction, renovation and remodelling with its own team and a vetted contractor network; based in Tivat, we watch your site like our own.

Who is this service for?

  • Investors building residential or tourism property on their land.
  • Owners renovating an apartment, house or stone house they have purchased.
  • Those refreshing a property before letting it (paint, kitchen-bathroom, installations).
  • Businesses planning commercial fit-outs — restaurants, shops, offices.
  • People who must manage the process remotely from abroad and need a reliable on-site team.

Scope — What’s included?

  • Survey and budget: on-site assessment, quantities, cost table and an offer with alternatives
  • Permit procedures: applications and follow-up where works require them (building permit, use permit); compliance with coastal-zone rules
  • Turnkey construction: structural and finishing works run from one hand
  • Renovation: comprehensive refurbishment — installations, heating/cooling, insulation, façade, roof
  • Remodelling: kitchen-bathroom renewal, flooring, painting, doors and windows
  • Contractor and crew management: selection, contracts, work programme and progress-payment control
  • Site supervision: quality control, regular photo/video reports, pre-handover snag list
  • Handover: cleaning, final checks and warranty/maintenance guidance

For heritage and protected buildings see Real Estate Restoration; if you only need supervision and coordination, see Project Management.

Why with MGT?

  • On-site team: we are in Tivat; your site is managed with eyes on the ground, not by remote control.
  • Integrated setup: architectural design, permits and execution under one roof — no gaps in the project.
  • Transparent budget: itemised costs, alternative options and regular progress-payment reports.
  • Two languages, two cultures: clear communication plus command of the local contractor and supply network.

Process — How we work

  1. Survey. We inspect the property on site and clarify needs and goals.
  2. Budget & plan. We present quantities and costs together with a schedule.
  3. Permits & contracts. We obtain permits where required and finalise contractor agreements.
  4. Execution. We run the works to programme and supervise quality on site.
  5. Reporting. We share regular visual reports and budget status.
  6. Handover. The snag list is closed and the property is delivered ready to use or let.

Frequently asked questions

Do I need a permit for remodelling works?
It depends on the scope: simple interior works can often be done without a permit, while works affecting the structure, the façade or the use of the property are subject to permits. We assess your project and manage the applications on your behalf.
Can the process be run remotely from abroad?
Yes. From survey to handover we provide regular photo/video reporting and budget tracking; where needed, steps can proceed by power of attorney.
How long does construction or renovation take?
Timelines vary by scope, permits and material supply. We set a realistic schedule at the start and report progress against it — timeframes are indicative, not commitments.
